M2 Management Group Resident Login
Residents are encouraged to use the M2 Management Group website to pay for the following:
- Access Account Information
- Pay HOA Assessments
- Pay Clubhouse Reservations
- Pay Lifeguards for Party
Login Instructions
- Click the link M2 Management Group Resident Login. This is a different login site than logging in to the BBLS website.

Select “Register” for a new account or "Sign In" for an existing account.
- To register for a new account, a resident needs to provide the following information:

- Name
- Address
- Account Number
- NOTE! You should have two accounts:
- Bainbrook Laurel Springs HOA (for dues, assessments, Lifeguards, and such just not water related)
- Bainbrook Laurel Springs Water
- If you would like to be able to pay your water bill through the M2 website, that second account for water will need to be set up. Contact M2 by sending an email to them at info@m2mgmt.com .
Payment instructions:
(Note that there are fees associated with paying online, which are pass throughs that M2 is billed for).
- Once the account is created, login.
- Next to the SIGN OUT button in green on the top right, there is a SWITCH ACCOUNT button.
- Be sure you are on the HOA account to pay dues, fees, assessments, etc. Anything but your water bill.
- Be sure you are on the water account to pay your water bill and quarterly water fee.
- On the top of the page in the navigation bar, select Account Info, then Pay Assessments.
- Fill in the form if it does not have your information in it already.
- Note that when paying your dues online before the "due date", you will have to enter the amount you wish to pay. Your payment will then show as a credit on your account until that due date when the amount due hits your account. In other words, you may not see your total due if you are paying before the due date. Then when you pay it will show as a credit until the due date.
- Example: $800 is due on April 1.
- On April 1, you should see $800 is due. When you pay it, it will show that $0 is due.
- On March 30, you would see $0 due. When you paid your $800, it will show in red as a credit $(800.00).
- Example: $800 is due on April 1.

If payment is for anything other than HOA assessments/dues on your Bainbrook Laurel Springs HOA account ...after payment is made, send an email to info@m2mgmt.com to inform staff what the payment is allocated for, otherwise, it will be automatically applied toward the resident's HOA assessments.
